Residential housebuilder and partnerships homes business Chartway Partnerships Group has
partnered with Man GPM, the private markets investment business of Man Group pie, to complete 71 new
family homes in Saltdean, Brighton & Hove, a project originally being constructed by Gold Property
Developments, which unfortunately ceased operations due to Gold’s liquidation in 2023.
The Coombe Farm development, nestled on the edge of the South Downs National Park, will continue as
planned, offering a variety of one to four-bedroom homes. 83% of the homes will be affordable housing, at
costs which are affordable to median and lower-income earners in Brighton & Hove. The project will deliver
over double the planning approved target of 40% affordable housing.
The project incorporates low-carbon design principles and features, including improved building fabric, air
source heat pumps, and photovoltaics, making these homes a greener and more affordable choice for
future residents. Operational carbon emissions from the development, once completed and in use are
expected to be 65% lower than required by the applicable building regulations.
The site, situated on the edge of the South Downs National Park, dedicates a significant portion of the
development to new landscape-led communal amenity space. This new green space seeks to foster
community engagement while also creating new ecological habitats. In addition, the development features
sustainable drainage and biodiverse living roofs over carports to create new habitats for pollinators and
insects.
Work on the site, now managed by Chartway, has recommenced and the homes are on track for
completion and occupation in 2024.
Steve Cresswell, Chief Executive at Chartway, said: “This is an exciting new partnership with Man GPM
and we look forward to completing the Coombe Farm development and handing over these low carbon
affordable homes this year. As Chartway moves forward in 2024, our goal remains clear – delivering high quality, sustainable homes to meet local community needs and the Coombe Farm development exemplifies that ambition.”
Shamez Alibhai, Managing Director and Head of Community Housing, Man GPM added: “The Coombe
Farm investment seeks to achieve our dual aim to create energy-efficient and affordably priced homes. By
supplying 83% of the homes in this development for affordable rent or shared ownership, we are doubling
the planning-approved affordable housing target by addressing the critical need in Brighton & Hove for
housing that’s within reach for median and lower-income earning families.”
